Inventory and Sales Gain Momentum

The regional real estate market continued its dynamic performance in September 2025. Data from MLSOK, Inc. for the month shows healthy growth in both sales activity and available homes, presenting a mixed but favorable environment for both buyers and sellers.

Quick Facts: A Local Snapshot

September brought positive year-over-year gains in all key metrics for all properties:

  • Closed Sales: Up 2.9%
  • Median Sales Price: Up 2.4%
  • Homes for Sale (Inventory): Up a substantial 33.6%

This continued surge in inventory—following last month's trend—is the dominant story, but unlike August, closed sales also saw a positive bump, indicating that buyers are actively engaging with the new supply.

Diving Deeper into the Numbers

A key indicator of market rebalancing is the Months’ Supply of Inventory, which increased 27.3% for single-family homes and a strong 41.9% for townhouse-condos. While this is great news for selection, the Average Days on Market also increased, up 19.0% for single-family homes and a dramatic 80.0% for townhouse-condos. This suggests that while there are more homes and buyers are active, properties are taking longer to sell compared to the frenzied pace of the previous year.

The September data reveals a market that is actively working to satisfy buyer demand by bringing more homes to the table, while still delivering price growth for sellers.

For Home Sellers

  • Don't Panic About Inventory: While supply is up dramatically, sales and pending sales are also rising, meaning demand is absorbing the new listings. The market is still performing well.
  • Focus on Condition and Price: The significant increase in Days on Market, especially for condos, indicates that buyers are being more selective. To sell quickly, your home must be priced correctly for its condition and strategically positioned against the growing competition.
  • Be Patient: Be prepared for a longer marketing period. The days of "list today, under contract tomorrow" are less common.

For Home Buyers

  • The Power of Choice: The massive increase in inventory and Months' Supply is firmly on your side. You have significantly more options and less pressure to rush into a purchase.
  • More Leverage for Negotiation: The rising Days on Market creates opportunities for you to negotiate on price, terms, or repairs, especially on homes that have been sitting for a few weeks.
  • Don't Wait for Prices to Crash: The Median Sales Price is still increasing, showing sustained value growth. While price appreciation may slow, a market-wide price drop is not indicated by this data. Get pre-approved and be ready to move on the right home.
