I recently got a job promotion out of state and needed to sell my current fixer-upper home. I was considering dealing with one of those fixer-upper home buying companies, but decided to try a realtor first. Many in my office have worked with TJ to buy their homes, so I figured I would give him a try to sell mine. I was up front about the condition of my home and advised TJ that I was looking to sell it as-is. He looked at the home and worked up an estimate of what he anticipated it would sell to someone who would likely fix it up for a rental or to flip, as well as the estimated total selling costs (commission, title charges, etc.). He also discussed with me his methods to advertise my home online, including social media. Based on this information, I chose to list my home with him. Even though I was selling the home as-is, TJ advised me of a few small improvements (such as removing an old shed) that would improve the home's showing, which I did before he listed it. TJ used a text message service to confirm showing dates and times. All I had to do was reply "Y" or "N" to each message, quickly organize or clean up a few things, then leave for the showing. From some feedback from the initial showings, TJ advised me that I may want to lower the listing price. He provided his explanation backed up by his knowledge, but left the final decision to me. I elected to lower the price and quickly received many showing requests over the next few days, including nine showing requests for just one of those days. TJ advised me that a fixer-upper buyer would need cash or a conventional loan to purchase the property, with the preference being a cash buyer. My home received multiple offers and TJ looked out for my interests by seeking proof from the buyers that they had sufficient cash to cover their offers. The final offer, which I accepted, was about half way between the original and lowered listing prices and well above what I though the home would sell for. One of the initial offers was from one of those fixer-upper investors, who offered about a third of what I sold my home for through TJ! I'm glad I went with a realtor, and TJ certainly was worth his commission. He quickly answered my questions throughout the process by email, text, and phone call.
