I know most of you are homeowners, however you may have a future first time homeowner in your circle and I thought this might be helpful. The internet has so much information, and as I was researching I was appalled at some of the advice they were giving. Do you know I have had many clients only pay $500 out of pocket to purchase their first home? Here are some things to consider when saving up for your first home, and if you can’t save that much money, reach out to me and we can come up with a game plan to get you into a home with as little money as possible.
Down Payment - Let’s talk average first time homebuyer here, to put it into perspective in the Oklahoma City market. Average price of a first home is probably around $125,000. Typical loan is an FHA loan, which requires 3.5% down of the purchase price. So that would be $4,375, needed at closing. There are down payment assistance programs out there that can pay some if not all of that for you.
Closing costs - These typically range from $4,000-$5,500, and are due at closing. This includes your inspections, appraisal fees, a year up front of homeowners insurance, etc. We can sometimes negotiate the seller to pay 3%-6% of the purchase price for you - depending on loan type.
Moving Costs - These include deposits for your utilities, boxes (unless found for free) and costs of a moving van if needed.
